Creating Beautiful and Durable Floors and Hardscapes to Endure High Traffic
Outlet shopping centers are designed and built to accommodate extremely high foot traffic, including group visits and full tour buses of shoppers arriving daily. Experienced owner-operators scrutinize every possible way to reduce operational costs and improve durability. They choose decorative concrete because it can withstand the most challenging pedestrian and light vehicular traffic. Just like theme parks, large shopping malls use decorative concrete for their hard surfaces, both indoors and outside.
Chosen to install the decorative concrete at the outlet, Chris McMahon, the President & CEO of Architectural Concrete Design(ACD) has decades of experience in addressing these requirements for large scale retail projects. He observes, "Time is money in retail. Not only do we have to stick closely to construction schedules to meet the completion dates, there is no time to shut down areas for rip-outs or refurbishment. Our work has to be reliable and durable. During peak shopping seasons, all areas have to continue looking good during twelve hours of operation for seven days a week with only quick clean-ups and minimal maintenance."
Philadelphia Premium Outlets, owned and managed by Chelsea Property Group, promises discriminating consumers "the widest selection of designer and brand name choices with every-day savings". It opened in November of 2007 with 150 stores and 430,000 sq. ft. of upscale retail shopping in Limerick Township.
Philadelphia Premium Outlets serves several million visitors annually. At this popular shopping destination, decorative concrete provides striking vistas that showcase the shop fronts and colorful merchandise, as well as connect the shopping districts. Areas throughout the project are linked by over 185,000 sq. ft. of architectural and decorative concrete that is at once utilitarian and beautiful. The distinctive colors assist in way finding, and the hardscapes and floors remain attractive with minimal maintenance.
Two colors of reactive chemical stains were applied in the centrally located food court. ACD used LITHOCHROME® Chemstain™ Classic from L. M. Scofield Company to complete 3,500 square feet of stained concrete. Color blocks were defined by saw-cutting to separate the applications of antique amber and padre brown. After the stain had been neutralized and cleaned up, the food court was treated with a compatible sealer to resist stains from spills and promote easy clean-up. According to Chris McMahon of ACD, the aged patina of the reactive stain suited the "warehouse feeling" in the large open food court area created by a high ceiling with exposed trusses.
To improve the shopping experience in a large shopping village with many districts, the developer decided to use color-coded accent areas designed to identify locations by matching keys on "you are here" signage. ACD recommended using LITHOCHROME® Color Hardener frrom L.M. Scofield Company for accent areas with bold colors. The project team selected brick red, deep charcoal, terra cotta and wedgewood blue to identify different shopping districts in the outlet village.
A broom finish was used for all exterior areas to provide improved slip-resistance, important for the indoor-outdoor areas subjected to changing weather conditions. ACD sealed all the concrete to reduce maintenance.
